The client appoints the consultants who would
design the building and prepare the tender documents. The vast
majority of the design details would be completed prior to tendering.
The Main Contractor is then appointed and the Architect oversees the
process on site. The main contractor appoints all the subcontactors.
This method takes longer than fast track method.
The building is divided into major packages
(steel, roofing etc), they are tendered to suit programme. This is
faster as site work starts while the design team develops internal
partitions & finishes. In inexperienced hands, this
method can be disastrous. But people who are experts produce remarkable
results. 95% of our work is procured using this method.
Packages similar to fast track are used, but with
many specialist subcontractors who are appointed directly by the
client. The main contractor still builds the shell in the normal
manner. This method requires specific expertise in programming
and defining the packages in a clear & thorough manner. We
have a proven track record in this area.
Since value does not mean the cheapest building
but it means the best possible building which meets your exact needs.
This should be achieved at the best possible Market Price. If you
agree with this definition, then the best method to achieve this aim is
Fast Track or Construction Management.
The client appoints the Contractor who submits
Tender Prices based on the Client’s Requirements. The
Tender Price’s certainty always reflects The level of information
at tender. This method produces very basic building shells with little
or no flexibility. It is also becoming less popular with Clients
who want building which serve their needs without sacrificing
flexibility.
