Using Technical Knowledge of Commercial Buildings to Increase the Number of Flats to 500 flats

Overview

The building had RC frame building with a large floor print. The clear floor to ceiling height was 4380 MM and it was to be converted into 275 flats. The previous design team advised that it is not possible to get duplex flats as the mezzanine floor construction will be 275 MM thick which will only leave 1700 MM for the first floor.

We asked the engineer to look at using composite timber cassettes consisting of 18MM Plywood, glued to 50 MM timber glued to 9 MM ply on the underside which gave total floor thickness of 77MM (not CLT). This allowed us to insert a mezzanine floor and to make the majority of the flats duplex and increase the number of flats from 275 to 500 flats.

The proposal included the use of solar panels to provide hot water and comply with the planning requirements for renewables.
